JEDDAH, 5 February 2007 — BMG Financial Advisors, a leading provider of financial services in the Kingdom, closed last week the initial phase for raising capital for the development of the Dubai Wellness Center (DWC) which will be located on a plot of land measuring 974,000 square feet in Phase II of the Dubai Healthcare City. The Dubai Wellness Center will be developed with Duke University Health System and Partners Healthcare System and will provide prevention, medical spa and weight management programs.

The AED1 billion WorldCare Wellness Center will offer wellness programs modeled and designed after the award winning Duke Diet and Fitness program, the most respected and effective weight loss program in the United States.

Basil Al-Ghalayini, CEO of BMG, stated that “BMG was drawn to this project for its uniqueness, and its international flavor as well as its healthy financial model based on feasibility studies conducted by AC Neilson and KPMG.” One of the components of the Wellness Center is a 300-room five-star hotel and that alone can generate favorable returns based on its location in Dubai, a city with one of the highest occupancy rates in the world. BMG was successful in attracting a select group of investors to this project including Siraj Capital, Gulf Investment Corporation, Al-Ahlia Investments and Mohamed Naghi.

The land acquired in Dubai Healthcare City has already appreciated by 50 percent since the option was taken on it. This already makes the project ahead in terms of its returns. The hotel along with all the wellness facilities will comply with the Islamic way of life. Moreover the project financing also is Islamically structured where the bulk of it comes from private equity and the remaining from Sukuk. BMG will start the second phase of the fund raising in June after which the preliminary designs and plans would be completed.

The Wellness Center also features an advanced diagnostic and check-up program, and will incorporate the latest scientific breakthroughs, including genetic screening, to determine predisposition to future diseases.
