Azizi buys Dubai South land  for multibillion-dollar project

Azizi Developments, a private real estate developer in the UAE, signed a deal with Dubai South, the largest single-urban master development focusing on aviation, logistics and real estate, acquiring a highly coveted 15-million-square-foot plot of land in one of the most growth-inclined areas of the emirate. With a gross floor area of nearly 24 million square feet, Azizi’s multibillion-dirham plans for the sizable land are yet to be revealed. As part of the agreement, Azizi Developments will be the master developer, in charge of constructing the development’s buildings, its roads, and infrastructure.

The signing ceremony took place on Nov. 21 at Azizi’s stand at Cityscape Dubai 2022 and was presided over by Executive Chairman of Dubai Aviation City Corporation and Dubai South Khalifa Al-Zaffin and Founder and Chairman of Azizi Developments Mirwais Azizi. Also in attendance was CEO of Azizi Developments Farhad Azizi and other key senior management figures from both parties, the media and a crowd of onlookers.

Mirwais Azizi said: “We are excited to embark on this new master development journey, the next era of our growth trajectory and that of Dubai. This sizable land represents an exceptional opportunity to contribute to the satiation of the exponentially increasing demand for world-class properties in the UAE. The emirate continues to solidify its renowned standing as the world’s hub for business, tourism and innovation, underlined by the increasing number of investors and end-users choosing to secure themselves homes here.”

Al-Zaffin said: “We are pleased to sign this plot purchase deal with a renowned developer that enjoys a good track record of developing real estate projects and communities across the UAE. At Dubai South, we select partners that align with our mandate to enrich the lives of residents and professionals across the emirate and support the government’s vision of making Dubai the best global city to live, work and visit.”

The newly acquired land, which is part of Dubai South’s prestigious Golf District, is strategically positioned in the emirate’s growth corridor, with Dubai speedily expanding toward the south. Situated alongside Emirates Road, built to link the emirates together while also providing convenient access points to Dubai’s other major highways and various points of interest, the plot of land is among the best connected in the southern part of the emirate.

Azizi Developments did not disclose its detailed plans for the land during the press briefing held at Cityscape Dubai 2022. It stated that the planning and design for the project are already in advanced stages and that it will develop townhouses, villas, residential apartments, hotel apartments, several types of hospitality projects ranging from three to five stars, and a wide range of amenities, including a swimmable crystal lagoon, water features, parks, sporting facilities, children’s playgrounds, green spaces, innovative infrastructure and more.

Royal Philips, a global health technology company, has announced the publication of its Future Health Index 2022 report: “Healthcare hits reset: Priorities shift as healthcare leaders navigate a changed world.” Now in its seventh year, the FHI 2022 report, based on proprietary research from almost 3,000 respondents conducted across 15 countries, explores how healthcare leaders are harnessing the power of data and digital technology as they look to address their key challenges coming out of the pandemic.

The report provides a clear indication of strong momentum in innovation within Saudi Arabia’s healthcare system. Expanding patient care, unlocking the power of digital health, and leveraging strategic partnerships have emerged as top priorities for Saudi Arabia in its journey toward Vision 2030. 

“Over the past two years, pressure on the healthcare industry has been unrelenting. Today, as we emerge from the pandemic, we see healthcare leaders embarking on a reset — refocusing on several new and existing priorities, from addressing staff shortages to extending care delivery, to leveraging big data and predictive analytics, as they navigate new realities in medical management. Telehealth and digital health records have emerged at the forefront of driving technology-led transformation in healthcare in Saudi Arabia,” said Mohamed Sindi, CEO of Philips Healthcare Saudi Arabia. 

The FHI 2022 Saudi Arabia report highlighted three priorities for healthcare leaders as they strive to further expand access to care and deliver better patient outcomes:

Expanding care through digital health technologies

In the post-COVID-19 world, people continue to demand care beyond the hospital walls, making it necessary for healthcare leaders to continue to invest in technology and focus on enabling their workforce to support this. With many digital health tools already implemented, broader innovation is at the top of leaders’ priority list. One-fifth (22 percent) of Saudi leaders cite extending care delivery beyond the hospital walls as a top priority today and 26 percent expect to prioritize it in three years’ time. Digital and telehealth investments by healthcare leaders will also reduce staff workloads, thus improving staff retention and satisfaction, which is an important priority for 23 percent of leaders with 29 percent expecting it to remain a priority for the next three years.

Driving efficiency through innovation and partnership

With digital health now firmly embedded in healthcare delivery, it is imperative for healthcare leaders to unlock the next level of data utilization that will improve the efficiency of care delivery. The FHI Saudi Arabia 2022 research revealed that healthcare leaders are nurturing strategic partnerships with health technology companies for access to various kinds of expertise. Thirty-three percent of leaders seek partnerships that provide support in healthcare management services, as well as data analysis, 32 percent want partnerships that support technology integration, while 29 percent seek support in shaping a strategic vision.

Investments in AI for improved care delivery 

Advanced technologies such as artificial intelligence and predictive analytics help to identify trends, optimize processes, and reduce costs. Saudi Arabia is on par with the European average when it comes to the use of predictive analytics, with 48 percent of healthcare leaders currently utilizing or in the process of adopting such technologies. More than three quarters of respondents believe that predictive analytics can improve staff experiences as well as patient outcomes. One in four (26 percent) of Saudi Arabia’s healthcare leaders say that improving tech infrastructure in their facilities is the most important priority if they are to fully unlock the power of data. 

Saudi Arabian healthcare leaders are also committed to AI-based technologies, with 46 percent investing in these technologies this year and 66 percent planning to invest in 2023.

EZDubai, a fully dedicated e-commerce free zone strategically located in Dubai South’s Logistics District, has welcomed Mumzworld, the largest online baby shop in the Middle East, which will be expanding its operations. A signing ceremony to announce the expansion was attended by Mohsen Ahmad, CEO of the Logistics District — Dubai South; Mona Ataya, CEO of Mumzworld; and other senior executives from both entities.

The new facility will span 8,152 square meters and will be located in a rapidly expanding free zone for major e-commerce players and last-mile service providers. The move is expected to further strengthen Mumzworld’s footprint and bolster its operations for continued hyperscale. EZDubai will support Mumzworld in running an effective fulfillment center through bonded and non-bonded activities to expedite inventory turnover. This will assist the company in managing, optimizing and creating new warehouse operations to support its aggressive regional and global growth strategy.

The 920,000-square-meter, purpose-built e-commerce hub in Dubai South is designed to attract the world’s leading e-commerce companies and create a benchmark with its infrastructure. Umm Al-Qura for Development and Construction, the owner and developer of the upcoming multibillion megaproject “Masar Destination” in Makkah, has partnered with Saudi company Midwam, a pioneer in designing immersive experiences using the latest advanced technologies, to design and implement the Masar Experience Center as a cutting-edge visitor destination.

The latest visual, light and sound technologies will be used in Makkah for the first time to showcase the features of Masar Destination. This experience will also include a virtual theater with the latest 3D projection technology that will be updated with new visual content as the work on the project continues to progress.

  • The national real estate developer passes a historic milestone as it hands customers the keys to their new homes ahead of schedule — becoming the first Saudi giga-project to deliver

ROSHN, the national real estate developer bringing new, sustainable modes of living to the Kingdom, has started the handover process at SEDRA, its landmark development in northern Riyadh, ahead of scheduled time. New homeowners are receiving the keys and title deeds to villas and townhouses located in SEDRA’s Phase 1, making them the first customers to take possession of properties in a ROSHN community.

“The handover of the first ROSHN home is a momentous occasion not just for ROSHN but for the Kingdom at large. While this marks another step on our journey to provide high-quality homes to the Saudi people, we are also driving change, creating a new concept of living, and adding to the quality of life of our citizens and residents. SEDRA will be the first project that sees our vision for the future become a reality on the ground and I am excited for our first residents to experience the ROSHN way of life,” said Group CEO David Grover.

ROSHN is facilitating the moving process for its customers by providing them with dedicated advisers that act as a single point of contact before, during and after the handover. New residents also have access to the ROSHN Contact Center, which can answer customer queries on a wide range of issues, from visitor access to how to take advantage of special offers provided by ROSHN’s partners.

SEDRA is ROSHN’s first project in the Kingdom and is being developed over eight phases in Riyadh’s vibrant northern corridor. The start of the handover process at its first phase makes it the first Saudi giga-project to deliver to customers. When completed, it will add more than 30,000 residential units to the capital’s housing stock and provide 20 million square meters of integrated neighborhoods supported by education and healthcare infrastructure, retail outlets, restaurants, parks, shaded footpaths, cycle tracks and carefully tended green spaces.

ROSHN is also bringing its vision to the Kingdom’s western region: ALAROUS, announced in May this year, will add more than 18,000 new homes to northern Jeddah’s housing stock. It features the same winning formula of amenities as SEDRA, including its “open living” design principle built around public spaces, green areas, communal facilities such as local majlis, and “living” streets characterized by curb-less roads and homes without perimeter walls.
